After talking to sellers all the time I had to create a fast and efficient system for getting the deed because in today's market most properties are over financed and require a short sale to create the equity and make the deal.
For efficiency I usually take the deeds without viewing properties or meeting the seller. Why? Because short sales are a numbers game and if I don’t discount the loans then there is no deal or need to run all town over for nothing.
With shorts sale opportunities in abundance I do most things by email. The key is to quickly create a “Get The Deed” Package so you can start the short sale process.
I hope you are getting the importance of what I just said! Let me repeat... if you want to be a short sale player you can take deeds all day long without having to meet sellers face to face or visit the properties. Then work the short sales with the lenders which is nothing more than a numbers game and negotiation. When you think you have a deal verify the property condition and move forward!
