I was having a phone conversation with Dave Lindahl, you know the mega apartment guy? My favorite?Addition.It's so much more powerful than subtraction!Here's what I mean:
Too many people limit themselves by saying: "Which real estate technique is BEST?"What they're in effect saying is "There can be only one very best technique, so I should eliminate (subtract) the other stuff I'm doing and concentrate on that best method."
Sadly, many real estate self-described "gurus" make the same mistake.They tear down other techniques in order to build up their favorite one.
That's "subtraction thinking".People who practice it are limiting their success.
Here's "addition thinking":"What skills can I ADD to my existing level of performance, so I can do more deals?"
Successful people don't think "either/or".They think "both/and".
Don't get me wrong:I'm all for focusing your efforts, and I'm not suggesting that you spend five minutes on a hundred different skills.What I AM suggesting is that you become a Transaction Engineer, who can make a profit from as many types of real estate in your market as you can.
It's fine to focus on one technique at a time until you understand it.When you've about reached that point, you're ready to think about adding another tool to your tool belt.Otherwise, you know what they say: "To the person who only has a hammer, the whole world looks like a nail."
